When title insurance was first introduced in Canada, many thought it covered everything on a property, from the public sidewalk to the fence line. Title insurance still matters, but before you buy, compare policies to see what’s covered. Watch for standard exclusions such as:
- Known title defects (found before your purchase);
- Environmental hazards (like soil contamination);
- Problems only a new survey or inspection would reveal (for example, a smaller lot size);
- Issues not shown in public records (such as unrecorded liens and encroachments); and
- Zoning bylaw violations from property changes, renovations, or additions.
